Hey Lizzie, wow!!! You sure going big, "locales" here are OUT OF CONTROL pricewise lately (even more so than "pisos").
Could be wrong but as far as I know a "traspaso" does not get you the actual local, it only gives you the right to carry on the business currently going on there or to start one that the local is apt for.
For example, if you see "traspaso bar", it means that you buy the actual business of the bar and the right to keep it going. You see, the local is zoned for a bar license and set up for a bar, hence you save the headache of having to set up the bar from scratch. Normally, the current biz owner wants out and leaves most or all of the equipment as well.
This is why you will see a lot of very reasonable (even dirt-cheap) pricing on "traspasos", it is because you are not getting the real estate.

Buying this place would cost a FORTUNE but a traspaso just gets you the biz including the clientelle the prev. owner may have built up. Like an "under new management" thing. Look at the price above (100.000,00�), that is only about 16,000,000 of the old pesetas. A 140 m2 local in Callao would sell for about 200,000,000 - 250,000,000 of the old pesetas
Javier and I are looking into moving soon. August more than likely. The economy is shot to @##!. He is defending his Phd in August and we are moving.
There is that saying "no quiero ir de guatemala a guatepeor!" so i would like to have something proprio to have an income from.
I plan on selling everything and making the move. You know my situation and that i love my family immensely and don't want to live in the US anymore without them.
I thought a traspaso would be ideal in the 35000 to 50000 Euro range so I could work as soon as i got there more or less.
I don't want to dream anymore I want to make my goals a reality :l:

I got a traspaso on Calle Huertas, zoned for a shop � not a bar � for 22,000 euros. It's a lot but the rent is "old rent" lower than open market prices, around 450 euros per month. It does seem like money thrown away since we didn't continue the business that was there and took over a place that hadn't seen a lick of paint or a mop in 47 years. However, one day we should be able to pass the curse on to someone else, hopefully for a little more. Check what kinds of business are permitted in the "local" before signing and find out how much of the traspaso you can keep for yourself should you one day resell it. we have to give the landlady a 10% cut.
i estimate from ur post that the traspaso was not a good deal?
was it because u chose to have a different shop and had to invest into remodeling it into something else?
i was thinking along the lines of something in good condition, buena y fija clientela and something i could carry on with. in other words, i would be able to take over something that was already profitable and continue on.
i just got an offer for a panaderia. i don't know anything about panaderias but am ready to learn.

No, I'm not saying it was a bad idea. Just expensive, that's all. Then we had to put another 7,000 euros into it to fisx it up and that took about 4 months. it was hard but rewarding. I joked when I said it's a curse. It's just that you have to find someone to passs it on to to get it off your hands if one day you decide to give it up. that's the only way to get your money back. You'll really need to consider the business you're going into. I don't know how much money their is in bread, and it's not easy work. I think you should decide first on what your dream business would be and not just jump into anything that comes up.

Hi. I was wondering how things were going with Barry and Lizzy with the traspaso. Like Barry, I am looking into buying a traspaso but the business I want to run won't be the one that is there already. Is it worth it then to buy a traspaso? The word is that it is hella difficult to get a license from scratch.

Hi. Also thought I would add this link that I have found very helpful for finding locales. They don't have a seperate part for traspasos, but I am still debating about whether it is better to buy a traspaso or rent a place and try to get the license from scratch. But maybe this website can help.

I am afraid the guy who currently runs the shop does not sell much and the street has some tough competition but let me know if you want the phone #. Maybe the "local" is zoned for other types of businesses too.
I think you could get it for a song as he seems to want out bad.
