hey Coco, if you find the perfect place for you and the landlord is iffy (for whatever reason), you can offer to sign on for 2 years but they will not want that.

most will want a basic 1 year contract since they do not know how you will work out as tennants either.

if you have the euros and are really in love with a place, you can offer to pay 6 months or a year in advance.

all in all, don't offer too much as you will look desperate and the landlord may think you have some hidden agenda.

odds are you will find a place you like so when you do, just ask the landlord the conditions of rental and do not start offering your first born at the start. ask the landlord what they require and if it is reasonable (1 month security deposit, aval, nómina) and you can provide for it, you will be fine.

as for yellow, i love the color (one of my faves), in fact, ena and i are about to pain our living room pastel yellow. call me ignorant but what does yellow have to do with the heat? blush

as for painting the place you take, ASK THE LANDLORD IF YOU CAN PAINT BEFORE YOU SIGN THE CONTRACT.

Hey Coco--
The renters laws in Madrid are very protective of the tenants. Unless the lease stipulates otherwise, you have the right to stay month-to month in a place for five years, unless the owner sells it or moves back in. And if they sell, they have to offer it to you first.

(still in the US, just two more days...)

Thanks for all the very practical tips. I've been planning on looking for an apartment share when I first arrive and then seeing if my finances will allow me to eventually rent a place of my own. I wonder if my age (61) will be a problem when I start looking for a place to share.

hey mariposita, i believe that the landlord can also just ask you to leave with 30 days notice even if they are not selling the place or moving back in. for example, if they decide they are not happy with you as a tennant and want to rent to someone else instead.

i would hope that kind of discrimination would not exist when looking for a room in a shared flat.

Yes, the landlord can certainly ask and try to intimidate tenants into leaving, but they can't legally throw you out without moving in themselves, selling the place, or going through court proceedings to have you legally evicted. A tenant can leave after a year with 30 days notice, though. Here are the rental laws:

Our landlord tried to put in all kind of strange stuff into our contract (she's a lawyer...). When I called her on it, she took it all out and admitted that she put it in because she was worried about having a bad tenant and knew that it wouldn't really hold up legally.
