Hi,

What is the rent for an apartment or shared apartment in Madrid? Is it affordable to rent an apartment by yourself or do you have to share? I'll move to Madrid coming June and will earn around €20000 per year.

hey Evert. welcome to the board.

there is a lot of info on these forums about cost of living and such, have a look around since most of it regarding rent is still valid.

it is easier for a couple since 2 can live almost as cheaply as 1.

if you are single and that 20,000 euros a year is before taxes, you are looking at about 1,200 euros take home per month.

i would venture to say 1,200 is survival money for living in yoiur own studio or 1 bedroom. by "survival money" i mean that it would be enough to love on decently but no going out to dinner every night.

it also depends on the area you live in. rent is not the same in all areas of madrid, not by a long shot.

as you can see, i am generalizing since this question is not so cut & dry due to the fact that rent varies depending on the area you want to live in and the type of apt. you want.

sharing will of course be less expensive.

Rooms in shared flats usually rent for 300 euro to 600 euros.

Studios usually rent for 500 euros to 1500 euros.

One bedrooms usually start at 700 euros to 800 euros.

Two bedrooms start at 800 euros to 900 euros.

It usually averages out to about 300 euros to 400 euros per room in each flat with many flat having an average 5 rooms give or take a few.

Like jer said though the closer to the center and nicer the neighborhood the more expensive.

You could get a big flat with more than 5 rooms and rent out the other rooms to people if you want to shared and keep the costs lower.
That is always another option if you plan on being here for atleast a full year.

I find it amazing sharing is even more expensive then in Ireland. As a Dutch national i'd rent my own apartment (2 bedrooms!) in Holland for about €300. When I moved to Dublin I was amazed everybody below a more then average salary needs to share. But Ireland is known to be one of the most expensive countries in the world. Spain could hardly be called that.

I know people who are sharing for around 250-400 euros a month. The more housemates you have, the cheaper it will be. 600 euros a month would be for a really swank spot with a terraza and loads of amenities.

How much you will pay probably depends most on how much time you have to look... I've seen pretty nice 2BRs in my neighborhood in the center for around $650. It's not the norm, but they are there. We know someone who just got one recently... we're paying more, because we couldn't hold out long enough to find one and we fell in love with the spot where we are and don't want to move.

don't be so sure. real estate prices here are OUT OF CONTROL!!! cry

a bit of a warning against living AND working out in alcobendas. many people who work and live in the "burbs" (yes, alcobendas is a suburb of madrid), often never get into the city and do not experience "madrid proper". it is very easy to get into a work --> home --> work --> home... rut so you may prefer to live in the city and work in alcobendas. a neighborhood in the northern part of the city would be good for you as it is close to the transportation hub of plaza de castilla which has busses that go to alcobendas.

if you live in alcobendas and come to the city to go out, your options will be limited as far as getting home past 11:30pm is concerned since the last busses stop at that hour. you would have to take a taxi.

remember, things are getting started here at that time of the night brews

there are inexpensive neighborhoods around metro stops tetuán and valdeacederas that are a short walk from plaza castilla. they are not the most beautiful neighborhoods but they are not far from the city center.

just my 2 cents.

Hi, Evert.

Contrary to what Jer said, there are búhos, or night buses to Alcobendas. They leave from Plaza de Castilla and are green, not red. So, you will be able to get home. They run every hour, more or less, from Plaza de Castilla.

Even Alcobendas can be expensive for apartments. I agree with Jer about Plaza de Castilla and Valdeacederas. They are good areas, but they have their own charm. When I go to those neighborhoods, they remind me of San Juan, Puerto Rico or little Latin America. I like that area a lot.

From Plaza de Castilla you have buses

5 - takes you to Sol
27 - takes you to Plaza de Cibeles
147 - takes you to Plaza de Callao
149 - takes you straight to Gran Vía

The 4 buses above take you to the center, or what is considered the center. That's debatle for some on this board.

Hope you make the decision that's best for you. Let us know either way what you decide.

Thanks Redwood. I'd prefer renting a room in the centre, but I guess a lot will depend on where my future colleagues are staying. In the end you'll end up sharing with one or more of them, like I did in Ireland.

Call me crazy, but I think that Tetuan has it's own charms. There are lots of old buildings, a great market, lots of ethnic grocery stores, views of the mountains from some places...
